When to Replace Your Metal Roof

Is it time to replace your roof or do you need a new metal roof? Your metal roof was a great choice, so it’s important to ensure that it’s serving you to the best of its ability. They’re typically subject to far fewer problems than shingled roofs, but metal roofs do still need replacing. They’re an invaluable element of a good home, providing greater safety, durability, and value of the property, but damaged or out-dated metal roofs waste this potential.

Here’s a quick guide to identify when you need a new metal roof.

Leaks

Leaking is the most urgent sign that your metal roof is failing and needs a replacement. The leak may be caused by a handful of things, but is most commonly due to rust which has been left untreated, or by severe storms and adverse weather conditions which can cause panels to become loose and introduce gaps in the structure.

A leaking roof is a serious emergency for your home. In addition to the actual roof damage, leaks can cause extensive damage to your home through the growth of mold and rot, insulation damage, and even electrical fires. With regular inspections of your roof (particularly after fierce weather) you can significantly reduce the likelihood that your roof will develop a dangerous leak.

When panels aren’t coated on the underside, a leak may also be caused by underside corrosion. This can occur when water molecules become trapped between the panel and the underlay or insulation in your roof. Also, if your metal roof has been installed directly on top of shingles they could scratch the protective underside coating and weaken the structure of the panel, giving it an increased probability of leaking. Loose Panels

Panels may become loose after extreme weather or if they’re reaching the end of their life span, which is typically somewhere between forty and fifty years. After this time, your metal roof will benefit greatly from a replacement to secure its integrity.

Loose panels can present many issues. In addition to leaking, gaps can lead to the arrival and reproduction of unwanted rodents and other small animals. When you spot a loose panel it’s advised that you call a roofing specialist as soon as possible—otherwise you might be hosting Alvin and the Chipmunks in your home’s attic.
